Phase 1 focuses on improving the efficiency of the individual components in the system. These pictures illustrate some of the effects of inefficient equipment operation in a system that have a dramatic effect on energy efficiency.

The picture above is a chiller's condenser barrel with blocked tubes.

  • The problem with the blocked tubes on the chiller condenser caused the operation of a second chiller along with two chilled water pumps.
  • This caused an additional cooling tower cell and pump to be operated utilizing additional energy that was not needed.

The picture above shows a fire-tube boiler with poor combustion causing a large buildup of black carbon on the right side of the refractory.

  • The poor combustion problem was due to improper adjustment of the air diffuser and gas regulator.
  • These problems caused poor combustion, buildup of carbon on the refractory, and fouling of the boiler tubes.
  • The poor combustion and fouling of the boiler tubes reduced the performance of this boiler which caused a second boiler to be operated under very light load conditions.
